KENSINGTON APARTMENTS
STATEMENT OF RENTAL POLICY (Effective 8-2-02)
Welcome to our community. Thank you for your interest in our community.
In order to reside in our community, we require that each applicant
meet certain rental criteria. Before you fill out our Rental Application,
we suggest that you determine whether you meet our requirements. Please
note that these represent our current rental criteria; nothing contained
in these requirements shall constitute a guarantee or representation
by the owner prior to these requirements going into effect.
ALL APPLICANTS WILL BE APPROVED ON THE FOLLOWING BASIS:
- Applicant or applicants must be a minimum of 18 years of age.
- Occupancy Guidelines:
- A maximum of 4 occupants is allowed in a 2BR apartment.
- A maximum of 6 occupants is allowed in a 3BR apartment.
- A non-refundable application
fee of $30 is required for processing an application. In the
case of roommates, each roommate must fill out an application and
meet requirements. Once the application is approved, a $200
deposit must be paid within 3 days. The deposit will hold
the apt. for up to 30 days. If after 48 hours from paying the deposit
you decide not to take the apt., you will forfeit the deposit.
- Pets are allowed
under the following circumstances.
- A $200 non-refundable pet fee must be paid on all pets 30lbs
or less (at full growth). If the size of dog is debatable, you
must provide a letter from Veterinarian specifying weight. A $300
non-refundable pet fee must be paid on all pets over 30lbs. We
do not allow Rottweilers, Pit Bulls, Chows, or Dobermans or any
pet that has previously caused damages or problems in previous
rental situations.
- No co-signers are allowed.
Each applicant must meet criteria on their own.
- Employment History
- Must have six months current verifiable employment with gross monthly
income of at least three times the amount of the monthly rent. If
less than six months, we must be able to verify two years of previous
employment. Recent graduates must provide proof of enrollment or graduation.
Self-employed applicants must provide a financial statement from a
CPA or previous years tax statement. Retired applicants must provide
documentation of ability to pay. The only way an applicant with no
current employment may qualify is by providing proof of 12 months
of rent in a verifiable bank account and first and last months rent
must be paid at move-in. In the case of roommates, each roommate must
qualify on 75% of 3 times rental rate.
- Rental History -
All past rental history must be good. If you own/owned a home, mortgage
must be verified via a credit report or written documentation from
the mortgage company. An application will not be approved if there
is any outstanding balance to an apartment community/rental
house or mortgage company. Additionally, all occupants must
have an acceptable rental history with no prior evictions.
- Credit - All applicants
must have good credit references. If you have a credit rating of I-9,
judgments, or collections on your credit report, you must show proof
that they have been paid or pay the first and last months rent in
full on or before your move-in date. This must be paid with money
order or certified check only. No exceptions will be made. In the
case of bankruptcy, all adverse credit ratings must be included in
the bankruptcy and at least one I-1 must be established.
